BALCONY & DECKING RENOVATIONS

NORTH VIEW APARTMENT REIT - 125 SPRUCE ST. - FORT MCMURRAY, AB

CONCORD BUILDING

 

Starting May 2019, 3D Building Group Ltd. will be renovating balconies on 2nd, 3rd and 4th floor units of the North View Apartment REIT buildings at Concord on 125 Spruce Street in Fort McMurray, AB - managed by (Northview Apartment REIT).

 

Construction will be held from 8 am - 8 pm daily during the months of May to September, 2019.

 

Project Scope of Work: Upgrade of balconies on 2nd, 3rd and 4th floor units, including new guard rail and vinyl decking. Level 1 units will receive new soffits on deck above. (See photos above for reference - 115 Spruce Street)

NOTICES

 

ALL UNITS - For your safety, we ask that you refrain from using your balcony during construction hours (8 am - 8 pm).

Please be aware that large equipment/machinery will be in use above and around your unit, including debris from renovations.

LEVEL 1 UNITS  (SOFFIT UPDATES ON ABOVE DECKING)

Access will be restricted to your ground floor balcony veranda during the time of construction of units above you, for your safety. A temporary blockage will be put up on your patio door during this time for your safety while large equipment is being used above and around your unit. Notice will be given 3-5 days in advance. During construction, your balcony will be restricted access for safety purposes of above/surrounding unit work. 

Please have your balcony cleared of all belongings once notice has been given.

Failure to comply will result in Northview Apartment REIT entering your suite to remove any items left on your patio.

LEVEL 2, 3 & 4 UNITS 

Access will be restricted to your balcony during the time of construction of your unit, for your safety.

A temporary blockage will be put up on your patio door during this time for your safety while we are accessing your balcony for renovations. Notice will be given 3-5 days in advance prior to your balcony being upgraded. During this time, your balcony will be restricted access for safety purposes. In addition, units below or in the area of any equipment will be restricted for safety purposes. Please have your balcony cleared of all belongings once notice has been given.

Failure to comply will result in Northview Apartment REIT entering your suite to remove any items left on your patio.

Project Details:

  • The contractor for this project is 3D Bulding Group Ltd.

    • with sub-trade work being completed by: Rebus Plastering & Exteriors

  • It is estimated that each balcony may take 4 weeks to complete. 

  • A schedule will be determined and communicated to each tenant by 3D Building Group Ltd. via a notice posted on the door of individual units. Please check the website for regular schedule updates regarding balconies (unit #'s) being renovated. 

Project Related Information and Recommendations:

 

  • Parking Restrictions – In order to safely and efficiently complete this improvement, there will be some parking restrictions (coned areas marked off for contractors to be parked closely to units being renovated). We will make every effort to minimize any potential inconvenience and provide you with advance with areas coned off. Police and emergency vehicle access will be maintained at all times.

 

  • Truck Traffic – At times you will notice increased truck traffic in the construction area. Please be aware and use extra caution while driving. 

 

  • Pre-condition Photos – In the coming weeks, a representative from 3D Building Group will be taking pre-construction photos along the construction site. 

 

  • Balcony Restrictions – During the time of your unit balcony renovation, balcony access will be restricted for your safety. We will notify you prior to renovation when the access will be blocked off to your balcony and when you may access your balcony after renovations commence.  Please have your balcony cleared of all belongings once notice has been given.

  • Noise – You may experience noise as a result of construction. Work will be scheduled in accordance with local noise by-laws. 

  • Fumes – You may notice an intense odor/fumes as a result of the decking adhesive during the construction process. Please keep all windows and doors closed, if possible to prevent the odor/fumes from entering unit.

 

  • Vibration – You may experience some vibration due to the work being done. As a precaution, we recommend that you remove or secure objects on shelves and walls. 

 

  • Dust and Mud – Due to the nature of the work, there may be increased levels of dust and mud near the work site. The contractor is required to manage these impacts. 

 

  • Weather – Due to the nature of the exterior work, there may be delays in timelines due to weather. You will be notified if there are any changes to schedules impacted by weather delay.

 

You may experience some delays and inconveniences during this time and, in this regard, we ask for your cooperation and patience. We also request that when driving or walking through and around the construction area that you follow and obey the construction traffic signage for your safety and for the safety of the workers.
